Jaanuaris oli portaali pakkumisel 119 üürimaja. Veel juulis 2011. a. oli üürimaju pakkumisel kõigest 83. Majade üüripakkumise kõrghetk oli 2009. a. lõpus. Siis oli kuine üüripakkumine 190 maja lähedal. Majade üürihinnad on käitunud üürikorteritest erinevalt. 			<content:encoded><![CDATA[<p><strong><a title="KV.EE" href="http://www.kv.ee" target="_blank">Portaali KV.EE</a> pakkumiste andmetele tuginedes saab öelda, et viimaste kuude jooksul on Tallinnas suurenenud majade üüripakkumine. Jaanuaris oli portaali pakkumisel 119 üürimaja. Veel juulis 2011. a. oli üürimaju pakkumisel kõigest 83.</strong></p>
<p>Majade üüripakkumise kõrghetk oli 2009. a. lõpus. Siis oli kuine üüripakkumine 190 maja lähedal.</p>
<p>Majade üürihinnad on käitunud üürikorteritest erinevalt. Korterite üüriturul toimus märgatav elavnemine 2011. a. suvel-sügisel ja sellega kaasnes märgatav hinnatõus.</p>
<p>Majade turul toimus ligi 20-protsendiline pakkumishindade kasv 2010. a. sügisel, mil keskmine pakkumishind tõusis üle piiri 5 €/m². Edaspidi on üürimajade pakkumishind püsinud suhteliselt stabiilsena.</p>

		<description><![CDATA[Viimase aasta jooksul on portaali KV.EE andmetele tuginedes maatükkide müügipakkumiste arv suurenenud. 2011. a. detsembri seisuga oli portaalis KV.EE pakkumisel 2388 Harjumaa maatükki, mis on eelmisest aastast 13% enam. Maatükkide müüki lisandumine on olnud õnneks mõõdukas jäädes paarikümne kasvuprotsendi suurusjärku. Mitte liiga kiiresti kasvanud pakkumine on maatükkide pakkumishindadele mõjunud negatiivselt.   Aasta jooksul on korterite müügipakkumisi jõuliselt juurde tulnud. Harjumaal lisandus portaali KV.EE mullusele 9006 korteripakkumisele 1808 uut pakkumist. Aastaseks pakkumiste arvu suurenemiseks teeb see 20%.

			<content:encoded><![CDATA[<p><strong>Viimase aasta jooksul on <a title="KV.EE" href="http://www.kv.ee" target="_blank">portaali KV.EE</a> andmetele tuginedes maatükkide müügipakkumiste arv suurenenud. 2011. a. detsembri seisuga oli portaalis KV.EE pakkumisel 2388 Harjumaa maatükki, mis on eelmisest aastast 13% enam.</strong></p>
<p>Maatükkide müüki lisandumine on olnud õnneks mõõdukas jäädes paarikümne kasvuprotsendi suurusjärku. Mitte liiga kiiresti kasvanud pakkumine on maatükkide pakkumishindadele mõjunud negatiivselt. Harju maatükkide pakkumishind kahanes aastaga 2% võrra.</p>
<p>Arvestades mitte liiga optimistlikku vaadet 2012. a. kinnisvaraturule võib prognoosida 2011. a. trendide jätkumist ka käesoleval aastal, kus pakkumine vaikselt pigem suureneb ja hinnatasemed küsivad eelmise (ja seega ka üle-eelmise) aastaga samal tasemel.</p>

			<content:encoded><![CDATA[<p><strong>Eesti elamispindade pakkumishinna liikumisi kajastav <a title="KV.EE" href="http://www.kv.ee/?act=index.main" target="_blank">KV.EE indeks</a> näitab 62 taset. Aastaga on indeks kukkunud 0,1% ning täna puuduvad märgid, miks peaks indeks kiiresti tõusma hakkama. Pigem lükkavad kinnisvaraturuosalised otsuste langetamise tulevikusuunas lootes olukorra klaarumist.</strong></p>
<p>KV.EE indeksi tagasihoidliku liikumise põhjused on selged. Kinnisvarapakkumine on küll aktiivne, kuid –nõudlus ei ole aastatega korralikult jalgu alla saanud. Kinnisvaranõudluse probleemid on keeruline ja kallinev finantseerimine ning majanduse prognoosimatus. Oma vürtsi lisab siia kõrge tööpuudus.</p>
<p>Meediat valitsevad igapäevased teated sellest, et käes on jälle järjekordne viimane maailmamajanduse saatust otsustav päev. Taoline määramatus ei süsti inimestesse liigset kindlust. Sellises olukorras on ratsionaalne kinnisvaraotsused pigem edasi lükata ja loota olukorra klaarumisele.</p>
<p>Nõrk nõudlus mõjutab pakkumushindu ega lase neil tõusta. Kui korterite kui turu likviidsema sektori hinnad on mõnedes piirkondades isegi mõningal määral kerkinud, siis ühepereelamute pakkumishinnad näitavad 15-st maakonnakeskusest üheksas langust.</p>
<p>Seejuures ei saa liiga tõsiselt suhtuda väga madala pakkumiste arvuga Jõgeva ja Rapla pakkumishindade tõusu. Eesti kahes suurimas linnas ehk Tallinnas ja Tartus on ühepereelamute pakkumishinnad aastatagusest vastavalt 2 ja 1% kõrgemal.</p>
<p>Alanud 2012. aastaks võib segases olukorras prognoosida ainult stabiilseid arenguid. Turu oluliseks tõusuks põhjused puuduvad. Järgmist olulist langust ei tahaks optimistina ette näha. Seega loodaks, et KV.EE indeks lõpetaks 2012. Samal tasemel, kus see on tänagi ehk 62 punkti lähedal.</p>

			<content:encoded><![CDATA[<p><strong>Tallinna korterite müügipakkumiste arv on aastatagusest kõigest 1% võrra kõrgemal. Stabiilsete arengutega 2011. aasta ei ole turule toonud ei pakkumiste tulva ega neid ka minema viinud.</strong></p>
<p>2011. a.detsembris oli <a title="KV.EE" href="http://www.kv.ee" target="_blank">portaalis KV.EE</a> müüa pakkuda kokku 8876 korterit. Tallinna korterite müügihind tõusis võrreldes aastatagusega 5% kõrgemale.</p>
<p>Pakkumishinna tõus oli väga ühtlane jäädes valdavalt 4 ja 6 protsendi vahemikku. Kõige enam on kasvanud Vanalinna korterite pakkumishinnad. Need on aastaga tõusnud 9% võrra.</p>
<p>Eelolevalt 2012. aastalt võib oodata eelmisele aastale analoogseid arenguid. Pakkumishindade liikumised saavad Tallinnas olema napid ning mõjutatud asjaolust, et viimase paari aasta jooksul on pakkumishinnad ja tehinguhinnad teineteisest väga erinevalt käitunud.</p>

Согласно сегодняшним данным, значение индекса составляет 62,2 </strong><strong>пункта. Это на 0,8% </strong><strong>выше, чем год назад.</strong></p>
<p>Сегодня динамику цен предложений о продаже жилья во многом определяет мировой экономический кризис. Для желающих приобрести дом, этот кризис проявляется, конкретно, в удорожании кредитов.</p>
<p>Сегодня ставки интрессов выше, чем они были, к примеру, летом этого года. И похоже, что рост кредитных ставок и маргиналов  будет расти.</p>
<p>Данный тренд делает покупку жилья дороже и сложнее, что отрицательно влияет на спрос жилья. Снижение спроса на жилье не позволяет его продавцам, в свою очередь, поднимать цены.</p>
<p>На изменения в спросе жилья очень чутко ответил рынок однокомнатных квартир, где цены выше средних. Неопределенность экономической ситуации и удорожание кредитов держит уровень цен на односемейные дома там же, где они были год назад или даже несколько ниже.</p>

Tänase seisuga näitab indeks 62,2 punkti taset. See on 0,8% aastatagusest kõrgemal.</strong></p>
<p>Tänast elamispindade pakkumishinna muutust mõjutab paljus maailma majanduskriis. Eesti kodusotsjatele realiseerub majanduskriis väga selgelt laenamise kallinemise läbi.</p>
<p>Täna on laenumarginaalid märksa kõrgemal, kui need olid näiteks käesoleva aasta suvel. Intressimäärade ja just intressimarginaalide tõus tõotab vägisi jätkuda.</p>
<p>Ülespoole rühkiv intressimäär muudab kodu soetamise järjest kallimaks ja keerulisemaks ning see vähendab nõudlust. Vähenev nõudlus ei luba elamispindade müüjatel hindu tõsta.</p>
<p>Eriti tundlik nõudluse muutumisele on ühepereelamute turg, kus käibed on keskmisest kõrgemad panused. Ebakindlus ja kindlasti ka kallinev laenamine on ühepereelamute hinnatasemed hoidnud samal tasemel, kus need olid aasta tagasi või isegi allpool.</p>

			<content:encoded><![CDATA[<p><strong>Индекс портала недвижимости KV.EE, характеризующий изменение цен предложений о продаже жилья в Эстонии, продолжает двигаться по горизонтали, не показывая признаков ни роста, ни падения. Значение индекса в настоящее время составляет 62,2 </strong><strong>пункта, что на 0,8 </strong><strong>процента </strong><strong>выше, чем в предыдущем году.</strong></p>
<p>Несмотря на беспорядки долгового кризиса и большую неопределенность, сложившуюся в экономике, за год цены предложений о продаже квартир по Таллинну и другим крупным городам Эстонии увеличились в значительной степени. Однако, рост цен предложений о продаже квартир был устойчивым и скромным, оставаясь в пределах 10 процентов.</p>
<p>Незначительный рост индекса KV.EE при росте цен предложений о продаже квартир в крупных городах Эстонии объясняется тем, что в то же время в других регионах на квартирном рынке наблюдается спад цен предложений. Реальность действительно такова, что в большинстве регионов Эстонии цены предложений и сделок с жилой недвижимостью за последний год уменьшились.</p>
<p>Согласно данным портала KV.EE число предложений о продаже квартир за год уменьшилось по Таллинну, как самому крупному сектору квартирного рынка Эстонии, на 8 процентов. Здесь, по всей вероятности, большую роль сыграла неопределенность экономической ситуации.</p>

			<content:encoded><![CDATA[<p><strong>Eesti elamispindade pakkumishinna muutust peegeldav <a title="KV.EE Indeks" href="http://www.kv.ee/?act=index.main" target="_blank">KV.EE indeks</a> jätkab liikumist horisontaalsuunas. Hinnaindeks ei taha kerkida, kuid ka kukkumisest ei ole märke. Indeks näitab tänase seisuga 62,2 punkti taset, mis on eelmisest aastast 0,8% ülevalpool.</strong></p>
<p>Vaatamata võlakriisisegadustele ja suurele majanduses valitsevale ebakindlusele on korterite pakkumishinnad aastaga Tallinnas ja teistes suuremates Eesti linnades valdavalt tõusnud. Pakkumishindade tõus on olnud ühtlane ja tagasihoidlik jäädes alla 10 protsendi.</p>
<p>Eesti „suurlinnade“ hinnatõus tagasihoidliku KV.EE indeksi kasvu juures tähendab seda, et muudes piirkondades on samal ajal olnud pakkumishindade langus. See ongi paraku reaalsus, et enamus maakondades on nii pakkumishinnad, kui tehinguhinnad aasta jooksul allapoole liikunud.</p>
<p>Ebakindlust peegeldab ka pakkumiste arvu vähenemine. <a title="KV.EE" href="http://www.kv.ee" target="_blank">Portaali KV.EE</a> korteripakkumiste arv on turu suurimas piirkonnas ehk Tallinnas aastaga vähenenud 8% võrra.</p>

			<content:encoded><![CDATA[<p><strong><a title="KV.EE Indeks" href="http://www.kv.ee/?act=index.main" target="_blank">Индекс KV.EE</a>, отражающий динамику цен на продаваемое жилье, по-прежнему стоит на месте, не желая изменить своего направления. </strong><strong>Сегодня значение индекса KV.EE на 0,1 </strong><strong>пункта ниже, чем год назад, и равняется 61,6.</strong></p>
<p>Цена прредложения на квартирном рынке оказывает значительное влияние на динамику индекса KV.EE. Если говорится о росте цены предложения на квартиры, то подразумевается, в основном, Таллинн и какой-нибудь уезд с небольшим количеством сделок с жилой недвижимостью.</p>
<p>Исходя из экономической нестабильности и неуверенности потребителей, цены сделок с недвижимостью находятся по-прежнему в падении в половине уездов Эстонии. Цены на продаваемые квартиры ниже прошлогодних в двенадцати уездах Эстонии.</p>
<p>Следовательно, для роста индекса недвижимости KV.EE в первую очередь необходимо, чтобы цены сделок с недвижимостью большинства уездов из «красных» обратились бы в «зеленые».  Это, в свою очердь, создаст предпосылку для роста цены предложения на жилищном рынке Эстонии.</p>

			<content:encoded><![CDATA[<p><strong>Elamispindade pakkumishindade liikumist kajastav <a title="KV.EE Indeks" href="http://www.kv.ee/?act=index.main" target="_blank">KV.EE Indeks</a> ei taha endiselt liikuda oluliselt ülespoole ega allapoole. Indeks näitab täna 0,1 punkti madalamat taset kui aasta tagasi. Täna on KV.EE indeksi väärtus 61,6 punkti.</strong></p>
<p>KV.EE indeksi liikumise paneb paljuski paika elamispindadest just korterite hinnamuutus. Üksjagu räägitakse korterite hinnatõusust, kuid see puudutab valdavalt Tallinna ja veel mõnda väikese tehingute arvuga maakonda.</p>
<p>Tulenevalt majanduse ja tarbijate ebakindlusest on pooltes Eesti maakondades korterite tehinguhinnad siiski endiselt languses. Korterite pakkumishinnad on aga aastatagusega võrreldes languses koguni kaheteistkümnes maakonnas.</p>
<p>Nii on selge, et KV.EE indeksi tõusmiseks peavad esmalt enamus maakondade tehinguhindu punasest rohelisse pöörduma. Alles see loob perspektiivi, et ka pakkumishinnad võiksid ülespoole pürgima hakata.</p>
