LAYOUT
According to the land registry, the official area of the apartment is 64 m², but the actual usable area is larger, as the apartment also includes a second floor of 48 m², which is covered by an open-ended lease agreement with the housing association (KÜ).
The apartment has two levels, connected by an internal staircase.
The first floor includes an open kitchen and living room, one bedroom, a hallway, a separate toilet, and a bathroom with a bathtub.
The second floor features a sauna and two bedrooms.
APARTMENT ATTIC FLOOR RECONSTRUCTION PROJECT
The owner of the apartment applied for a building permit to reconstruct the attic floor by submitting a construction project to the Tallinn City Government and received building permit No. 6899 for the reconstruction of the building.
According to the project, the apartment’s area on the third floor is 64.2 m², and the additionally designed attic floor area is 48 m².
The total enclosed net area of the apartment according to the construction project is 112.2 m².
After the completion of the attic floor construction works, the premises were assigned Fire Resistance Class TP-1.

INTERIOR FINISHING
The apartment is designed in light tones. The walls are either painted or wallpapered. The floors in the rooms and hallway are covered with laminate parquet, while the bathroom and toilet have ceramic tiles.
As typical for Stalin-era buildings, the ceiling height is around 2.65 m.
Thanks to double-glazed windows and the apartment’s location, street noise does not enter the rooms, and the trees in front of the house provide both privacy and a soothing green view from the window.

UTILITIES AND HEATING
The building has central heating, while hot water is provided by the apartment’s own gas boiler in the bathroom.
Utility costs are approximately €200 in winter + electricity and water, and about €100 in summer + electricity and water.
The housing association (KÜ) is active, and the common areas are well maintained and clean.
About 10 years ago, the façade was renovated, as well as the heating, water, and sewage systems, and recently the balconies were refurbished.
The association has taken a loan for renovation works, which will be fully repaid in the coming years.
