### First floor
The first floor offers a bright and inviting living room with a fireplace, a cosy kitchen, WC, bathroom, an office that can also be used as a bedroom, and a sauna with a sauna lounge. The kitchen furniture and appliances have recently been replaced.
The living room opens onto the terrace and garden. The sauna lounge has a separate door leading outside, which is especially convenient after using the sauna.
### Second floor
On the second floor, opposite the staircase, there is a landing area. To the left is a bedroom with a balcony. To the right is another bedroom, well suited as a children’s room, which is divided into two separate areas.
The second floor also has its own bathroom, which helps avoid morning queues for the WC and bathroom downstairs. The house offers plenty of storage space thanks to the large under-roof storage areas.
### Heating
The house is heated with an air-source heat pump and a fireplace with a warm-air distribution system. Heat from the fireplace is directed through ducts to the second-floor rooms as well, including the rooms located farther from the fireplace.
Electric radiators can also be used when needed. Modern glazed window units have been installed in the living room, which is the brightest room in the house. The bathroom has underfloor heating.
### Costs and utilities
The house can be heated with firewood or with the heat pump. Electricity costs are approximately 300 € per month in winter and around 80 € per month in summer.
During the summer period, water comes from a central borehole well. In winter, the house uses a local dug well. The house has a private sewage system with a septic tank, which is emptied as needed, usually around twice a year.
Fibre-optic internet has been brought into the house, providing a very fast and stable connection.
### Garden and outbuildings
The 1200 m² property is surrounded by a thuja hedge, offering good privacy. Next to the house there is a lockable shed, as well as a large firewood shed.
The garden includes apple trees, cherry trees, raspberries, red and black currants. There is also a greenhouse where vegetables, herbs or other plants can be grown. The garden offers both greenery and open space.
### Location
The house is within a short walking distance of the popular Vääna-Jõesuu beach. The surrounding area has beautiful pine forest. The Türisalu cliff, known for its scenic views, is about a 20-minute walk away.
Public transport is only 100 metres from the house. A school bus also stops there. The city is accessible by regular buses and route taxis. The nearest school and shop are approximately 2 km away.
### Rendin
Instead of paying a traditional deposit, it is possible to use the Rendin rental service ([www.rendin.ee](http://www.rendin.ee)). Rendin allows the tenant to rent the home without paying a standard deposit and includes insurance against unexpected loss of income, such as redundancy or serious health issues.
This makes it possible to move in with lower upfront costs. The deposit is replaced by a monthly Rendin fee equal to 4% of the rent amount.
### Additional information
Upon signing the agreement, the tenant must pay the first month’s rent, a contract fee of 1150 € and a deposit of 1150 €, or use Rendin instead of the deposit.
There are three parking spaces in front of the house.
The house has fibre-optic internet, making it well suited for remote work.
### Rent
The rent is 1250 € per month from April until the end of September. From October until the end of March, the rent is 1050 € per month. Averaged across the year, this equals 1150 € per month.
Pets are allowed. Families with children are welcome.
