Two residential plots for sale in the village of Mändjala, in an area with a detailed plan consisting of four cadastral units, in addition to Kaarna, also a property called Metsise (34801:008:0471, 4902 m2), at a price of €49,900.

The natural environment is characteristic of Saaremaa - pines alternate with birches. In general, a simple flat topography. The whole area is dominated by a young pine with a few deciduous trees, cleared from the bottom, in a good growth stage. The entire land area is covered with a surface covering that allows water to pass through well. On the basis of the existing map material, the surface is clayey sand with stones and a thin layer of gravelly sand below it, then the pass begins.
The planning solution takes into account the following principles:
• make use of the existing surface roads and forest areas to build a road network;
• preserve the natural environment as much as possible; to form buildings as dispersed as possible (plot sizes would generally be 0.5 ha),
• plan an optimal road that ensures local access to all plots and meets fire protection requirements;
• solve problems related to environmental protection, water and wastewater management;
• when building houses on a forested area, at least 50% of the forest area on the plot must be preserved;
• avoid small differences in roof pitch in the case of houses built next to each other, because this sometimes leaves an unthought-out and irregular overall appearance;
• when designing and constructing buildings, preference should be given to natural materials (wood, stone, concrete, metal, roofing stone).
