APARTMENT
The apartment consists of a living room, two separate rooms, and a kitchen. Currently, one room is used as a bedroom and the other as a home office. The office has a large workspace, making it very convenient for remote work or other activities.
During the daytime, the apartment does not receive direct sunlight, which helps keep it cool even in summer.
The apartment has been renovated and is fully furnished. In early 2024, it underwent a major renovation, during which the floors were removed down to the concrete panel base, walls and ceilings were leveled, a new kitchen was installed, and the layout was modified. The bathroom was enlarged, and a more practical connection between the living room and kitchen was created.
A proper gypsum screed has been poured under the parquet flooring, which prevents hollow sounds when walking. The bathroom is equipped with forced ventilation. The apartment’s internal sewage system, water pipes, and collectors have also been updated.
All electrical wiring in the apartment has been replaced, and a new electrical panel has been installed in the hallway. In addition, the apartment is fitted with WiFi-controlled lighting switches and a hallway display for controlling them. The lighting can be conveniently managed via regular switches, a smartphone, or Alexa.
No gas is used in the apartment.
All windows are fitted with passive ventilation valves, which help ensure fresh air circulation and better ventilation. If desired, the furniture shown in the photos can remain in the apartment, making the move-in process simple and fast.
The apartment also includes the use of a basement storage unit.
Utility costs are low (typically around €95 in summer and €155 in winter).
A property valuation report completed in July is available (€146,000).
BUILDING
The apartment is located in a five-storey apartment building built in the 1960s. The overall condition of the building is good, and it has been maintained and upgraded over the years (the external doors were recently replaced).
The building has undergone façade and roof insulation and finishing works, stairwells have been renovated, and both the roofing and heating system have been repaired.
Parking is arranged in front of the building according to the apartment association’s parking system. The apartment comes with one parking permit.
In front of the building, there is a spacious square/park with a public playground.
LOCATION
The location is highly practical for everyday living. Nearby, there are grocery stores, kindergartens, schools, and public transport stops. A new kindergarten, Kikas, is also currently under construction. The nearest stops are just a few minutes away on Sõpruse Boulevard, providing good connections to the city centre and other districts of Tallinn.
The area is also well suited for a student or employee of Tallinn University of Technology, which is within walking distance.
