LAYOUT:
The windows of the office space open both to the south and to the north. The northern windows overlook the courtyard of Lõõtsa 4. To the north are the office bathrooms, a lounge with a kitchen and three cabinets. Entrances to the office space are from two staircases (wing A and C). The windows of the open office area face south. The office space can accommodate about 20 - 24 workstations. There is an elevator at the entrance of wing C.
Operational and maintenance costs and VAT are added to the rental price.
KÄIS BUILDING:
Lõõtsa 4 is a former Dvigatel factory building constructed in 1900, originally used for precision work and the production of small spare parts. Until 2006, the building housed a furniture workshop; between 2006 and 2008, it was fully renovated and today serves as a modern office building.
The building is named after Johannes Käis, the founder of methodology in Estonian natural science education and school phenology. As an educational reformer, Käis inspired a child-centred and real-life-based approach to primary education.
The renovated limestone building is divided into three wings. The fully limestone A-wing houses the HUB small office area across three floors; the B-wing, featuring a partial glass façade and facing the courtyard, accommodates schoolrooms; and the C-wing includes additional office spaces. The building also hosts a restaurant and secure 24/7 access is provided via a card entry system.
The building has been awarded a LEED Silver certification for sustainable design and energy efficiency.
LOCATION:
Ülemiste City is located at the artery of transport options, with Tallinn Airport on one side and the future Rail Baltic and bus terminal on the other. The harbor is only a 10-minute drive away from the campus, and Tallinn’s main routes Peterburi road and Tartu highway right at the doorstep.
You can travel here from any part of the Tallinn by tram or bus, while saving urban space and nature. The tram line is currently suspended, due to the Rail Baltica construction, but will reopen in 2026.

There are 10 different lunch restaurants in Ülemiste City that offer diverse taste experiences from all over the world. In addition, two R-Kiosks and Selver abc grocery store, which has rich hot food and salad counter.
Campus also has a sports club, 200+ Bikeep bicycle parking lots and a wide range of beauty and leisure services, as well as beautiful parks where you can relax or have lunch. The Ülemiste shopping center is a short walk away that offers a wide range of restaurants, shops and services.
CONVENIENT PARKING:
Ülemiste City car parks can accommodate more than 3,300 cars in total, and your parking space is no further than 150m from the office building. The parking of the rental space is solved in parking houses and the requested number of paid parking spaces is added to the rental price. In addition to parking houses, where guests can park for 1 hour free of charge, the campus also has large outdoor parking lots where guests can park with a parking meter for 2 hours free of charge.
